Phase 1, the Operator: stand up the flow

Pick one of three ways to run your first phase, pull the list the Doors per Deal ranking chose, and run a single channel until the hiring gates hit.

What this lesson will cover
  • Phase one. There are three ways to run it, and you pick one before you build anything.
  • Way one, mail only. You have less time than money, or a job you cannot step out of. Mail the best list, take the calls as they come in, and leave a voicemail that says who you are and when you will call back. That is how Tyler started. Way two, you call and text the list yourself, around your own hours. Way three, you hire someone to call for you, and you keep follow-up, appointments, and offers. No way is wrong. Pick by your hours and your cash.
  • Whichever way you pick, you are still every seat. Off your plate this phase: nothing. You cannot delegate a process you have never run, and every later phase is delegation.
  • Station one, data, and it starts with doors per deal. Open your county. In mine, blind marketing to every single family home is 165 doors for one investor deal. Notice of default is 10.7. Free and clear, senior homeowner, and vacant, stacked, is 19.8. That is 8.4 times more efficient than blind marketing, on a list of 314 properties. Pull the lists in the order the ranking gives you.
  • Then pull it into SiftMap. The county, your buy box, mine is $100,000 to $700,000 single family, the distressors with all selected, tag it priority one, and turn on auto-add so new records that fit land in your account every day. If you are just starting, pull a handful. The first five lists on your ranking at most.
  • Cover the sales cycle while you are here. Death related lists run a 4 to 7 month cycle with almost no saturation. Foreclosure is fast and everyone has it. So seed one first-to-market list from day one, next to the list you work now, and the pipeline fills behind you.
  • Station two, marketing. There are seven channels, and they run cheapest first. In phase one you run one of them well, the one your way picked. Two things go on from day one no matter which. Trestle, about 1.5 cents a hit, so instead of 10 numbers on a person you call 2. And the litigation suppression list, every phone number, every time. I am not an attorney, so get your own legal advice.
  • A full attempt is every number called, a voicemail left, a personalized text sent, and the counter bumped by hand. Every record gets four full attempts before it leaves the queue.
  • Station three, conversations. You take every call and you make every offer, on one open-ended opener.
  • Station four, conversion. Run the default account the way it ships. Every lead carries a status and a dated task. Then comp a deal, contract it, and find the buyer by hand, once, so you know the job before you hand it off.
  • Station five, team and leverage. It is you plus Claude. Install the skills library, and learn each job by hand before you automate it. If your way is a caller, that seat runs $750 to $1,000 a month against a benchmark of 150 dials a day.
  • The math that keeps you going: every 75 to 100 correct-number not-interesteds turns into about one deal inside 12 months. Log the disposition. Work that queue daily.
  • You graduate when four gates are open. The flow is live with its safety nets. Every record gets its full attempts. First-to-market is seeded on a schedule. And leads exceed what you can hold, so follow-ups start slipping. That last one is the trigger, not a failure.
  • Then comes the first hire: a data manager at $500 to $700 a month, and only after closed deals fund the seat.
  • Proof. Josh Newman did $200,000 in six months on just 250 records. Cecilia Moreno runs solo probate across three Minnesota counties, 180 plus probates a month. Torin Murphin works part time around a day job and turned dead-number leads into a $42K assignment.
