The call playbook: the opener and the 4 pillars

Every seller call runs on one spine: a casual opener, then motivation, condition, timeline and price. Two hot pillars means a hot lead.

What this lesson will cover
  • The operating mindset: you are a correct-number-gatherer, not a deal-closer, on the first touch. The deal is won in the follow-up; the cold call exists to identify opportunity and gather the data that
  • Motivation/Reason: "If you did decide to sell, whether to us or anyone else, why would you?" Hot = clear distress; warm = vague; cold = testing the market.
  • Condition: "It really just depends on the condition. Can you tell me about it, like the age of the roof, age of the furnace?" Hot = significant work admitted.
  • Price: "What is a ballpark figure that you would like to sell the property for?" Hot = 80% or less of Zestimate (sellers pull their own Zillow page mid-call, so 80% of Zestimate is where their anchor
  • List-type variants and the do-not-say lines : probate = resource not vulture (never "I'm sorry for your loss"); foreclosure = speed and certainty ("we can often close before the auction, which gives y
  • The close that books the next call and kills ghosting : partner frame + 5-10 minute promise + "all we need is a simple yes or no" + permission to say no + an either-or time ("tomorrow at 10 AM or 2 PM
  • The process call, deeper discovery : set expectations with TARP (Time, Agenda, Result, Permission), then the motivation deep dive: problem questions, picture-perfect questions ("what does the perfect
  • Roadblocks, surfaced before the offer : influencers ("would anyone else be upset if you decided without them?"), logistics ("assume you like the offer, what would you have to figure out?"), timeline (
