What this lesson will cover
- Before you build anything else in this course, you need to know which rung you are standing on.
- The Deal Flow Ladder is four phases, climbed in order, in one market. The Operator, the Delegator, the Manager, the Owner. You enter where your operation is today, and you climb on overflow, never on ambition.
- Each phase has one job. Stand up the flow. Multiply touches. Scale the team. Own the machine.
- And each phase takes one thing off your plate. Nothing yet. Then data and admin. Then the phones. Then the deals. You cannot delegate a process you have never run, and every later phase is delegation.
- One number sits under all four phases: doors per deal. How many doors you market to for one investor deal. In my county, blind marketing to every single family home is 165 doors for one deal. My best stacked list is about 20. That number picks your list in every phase.
- Here is what grows as you climb, and it is always on that same list. Phase one, you pick one way to start and you run one channel well. Phase two, you stack the three cheap channels: texting, calling, direct mail. Phase three, a team runs those channels at volume. Phase four, all seven channels are on, and only then do you expand outward to the next list.
- Three questions place you. What is off your plate today? If the answer is nothing, or there is no flow yet, you are phase one. Are leads overflowing what you can hold? No means phase two. Yes means phase three. Does the market run without you? No, stay in phase three. Yes, phase four.
- If you are not sure, you are phase one or phase two. You have to master each rung anyway.
- Every phase runs the same five stations. Data, marketing, conversations, conversion, team and leverage. It is the operating system map from the welcome lesson, and every phase adds one layer to each station.
- There is a money gate on every climb. 3 to 6 months of the next seat's cost in the bank before you post the job. Overflow triggers the seat. Revenue funds it. Busy is not a trigger.
- So ignore everything above your rung. A rung skipped is a leak built.
- There is no phase five. When the list is worked on every channel you take the next list on the ranking, and only a fully maximized market earns a second one. That second market starts over at phase one. Duplicate, do not dilute.
