Wearing both hats makes one process.
If you are doing marketing, lead management and acquisitions yourself, the roles blur into one. This Part is about why that blur stops you from ever writing a process down. Then I show you what I actually do in my own account.
No handoff, so no process.
Take one hat off before you put the next one on.
You can be wearing one hat, and then you go to do the next role, and you never remove the hat. No handoff. In your mind you are the person doing both things, which is true, but it makes the two processes become one thing.
So you end up with no lead management process and no acquisitions process. You just have a fire you keep from spreading.
You just have a singular fire that is being, maintained from spreading.
Write the process down before you hire a lead manager.
When you go to hire a lead manager so you can focus on acquisitions and dispositions, they have nothing dialed in to execute on. You never stopped, because you do not have time to stop for a week to document it and build the videos.
So they come into your business and you are trying to do all your own work while training them and fixing their mess ups. That happens because you were both people and never created the process.
And so you end up never actually developing a lead management process and an acquisitions process.
You skipped 15 processes.
Slow down and finish the step you want to skip.
If you are the sole owner and you answer a call from direct mail, you are not qualifying them and handing off to acquisitions. You go all the way to the offer on one phone call, most of the time. So you skipped 15 processes that normally need to happen in your business at scale.
Then it is not documented and it is not repeatable. Slow down a little bit and complete that task. Then move it to the next phase, even though you are on the phone with them right now.
And so you've just skipped, 15 processes that normally need to happen in your business at scale to just from one to z, or a to z.
Do the annoying steps your teammates would have to do.
If you are in lead management and acquisitions, still do all of the annoying things a teammate is going to have to do. Not all of it is fun. Some of it is annoying, and we have to do the process.
Who here actually enjoys brushing their teeth? You do it because it is something you gotta do. Same with parts of our jobs.
We gotta build the repositions, because if we put the reps in, the annoying things just become part of our day to day life.
On the call
Slow down, complete the task, move the phase.

A real world example.
Watch what I do in my own account day to day.
We go through the training, then we hop into my DataSift account and go through what happens day to day in my business. I am the lead manager and the acquisitions and the marketer in this example. I will show you what I need to do in my account to move something through the flow properly.
We produce about 10 leads a day in our real estate business, about 10 ish contracts a month. I think this week we are at seven.

I have hidden some information, so I am not showing everything here. I am going to show you some examples of processes we do that are very annoying. I am not saying they are not annoying. We do them because it works.
So some Excel document stuff, then some SIFT stuff, then some AI stuff. You gotta trust me that it is operationally proven, no matter what scale you are at.
