I walk through how the texting agent handwrites messages and works replies until real interest shows up. Then it hands the lead to a human on the same number.

The SMS agent sends and dispositions.

All of these texts going out are fully automated through SiftStack. If you do not want to automate it, there is a skill that handwrites a customized message for every record. Either way, the agent replies until someone raises a hand, then hands the conversation to your person.

What the agent sends each morning.

You can download this SiftStack repo, or you can go inside the CloudREA skills from day one and upload that skill. It is the same process we showed for Trussell. When you go to download all of that data, you ask it to run this skill. It gives you all of the custom messages you can send out.

Before this, you would come in and copy the whole text and send it to everyone you were dialing first or dialing second. What I think works best is send the text, then go through the call attempts, three, two, one, ready to call. Once the texts are out, come back to the top and do all the calls.

Those texts are really good for priming them. If you call and you are not in spam, it will say maybe Adriana or maybe Ty.

And that has worked really, really well for us because each of these are personalized to the actual person with the address and all that good stuff.

Create a Slack channel for the interested replies.

The messages are slightly different on every one of the property records. When you slightly change it, it is harder for the carriers to know it is prospecting outreach. It looks a little more natural than sending the same thing over and over again.

We created a Slack channel, and that channel comes in and says this person is interested. It stops the automation and sends it to the person assigned to it.

The automation sends ready to call messages.

Answer the hand raises instead of sending every text.

The automation tells us what is coming. There are going to be 16 ready to call messages, none on call attempt one, and 22 on call attempt two. When it mentions her, she goes straight to the record and takes over the campaign.

When you have to go through and manually send out every text, I think it lowers the morale of the team quite a bit. Answering the hand raises is a very different job.

And this is gonna be across a 137 messages in the actively prospecting workflow that'll be spread across four hundred and twenty seven minutes throughout the entire day.

Read the weekly report before you turn up volume.

All of these dispositions on the phone numbers, wrong number, no answer, get fired back into the phone disposition. So the team does not waste time dialing numbers that are bad.

I do not know this for sure, it is based solely on my opinion, but texts seem to be sliding through a lot better. Contact rate has been much higher on the text specifically.

These are the metrics from the last week. We sent out 766 texts, and the reply rate is super, super high. We could send about 400 texts a day with all the numbers we have. But I took a very small portion of the records to test with, which is why 766 is such a low number.

The scheduled job starts at 9AM.

Let the 9AM job pull your prospecting filter.

At 9AM it starts the scheduled job to pull all the records in the prospecting filter, then sends out all of those records accordingly. It is spread throughout the course of the day, not a whole bunch at once. It is very carefully crafted, and it rotates the phone numbers.

Here is the hack. We have a setting inside of smartphone that dials outbound to the number linked to the text message that went out. So Adriana does not have to worry about rotating her numbers anymore.

Let the agent reply until someone shows interest.

It is designed to suppress the automation. When someone responds that they are interested, it stops. It also dispositions the wrong number and not interested replies for you.

Read the thread. Hope your week is great, my name is Adriana, I was looking to see if you had any plans for 1163 West Gardens Boulevard. Attempt two follows up and asks to make sure she had the right contact. She said who's this.

This is interested when they said yes, and that's when it stopped the automation and assigned it back to Adriana.

The replies

The bot replies until someone says yes.
