Find the best buyers for one deal.

Buyer prospecting inside SiftMap is how I find new buyers and the right buyers for a deal I already have. You can run it for a whole county, but start with one address. Part 1 is the manual hunt on the map.

Start with a deal you own.

Put one deal address in and find its top buyers.

This is going to be a little bit tedious if you go through and try to do this for the whole county. You can do that. I would highly recommend you start by pulling in a deal that you are actually trying to sell from a dispo perspective.

Go through and put this address in. This is the process for finding the top 10 buyers for a deal you already have under contract. Maybe you are just trying to experiment with it. Maybe you are struggling to actually sell it.

This is one of the best ways I can possibly teach you to actually find new buyers and find the best buyers for a particular deal.

Look up the property in SiftMap.

Look up your exact property address, then clear that filter.

Go into SiftMap and look up your county. Sandlin sits in 37914, so that is where I am working. I am figuring out what would be a good property to look up inside SiftMap to find one off people.

I looked up the exact property address, and then I cleared that filter. The reason for that is it took me right on top of Sandlin, dead center. Now the map view is the neighborhood I care about.

One housekeeping note. Whenever Claude is using your Chrome, it uses a lot of power, so I close tabs I do not need.

So what I'm doing is I'm basically figuring out what would be a good property to kinda, look up inside of SIFMAP to find one off people.

Filter to flips sold in the last year.

Go underneath more, then into transaction type. Under investor transaction type, go into flip. Then set last sold date to the last year and hit apply filter.

It can be anything past that point if you want a wider window. What comes back are properties really close to the one you are selling that were more than likely investor transactions. This is the same data the API is pulling in.

Open each transaction and read the buyer name.

Every property left in that view had to sell in the last year and had to be a flip. That comes from our data. Now you can go manually look at all of these transactions one by one.

On the one I opened, the buyer was GDP properties. That is a real buyer paying real money for a flip a few doors from your deal. Write the name down and keep going.

PART 2

Build the buyer list, then market it.

You already pulled four buyers off one SiftMap search. Now we turn that into a list you can text, and we do it with the same machine we use on sellers. Everything in this Part runs before you need a buyer, not after.

Reach out to all four buyers.

Call all four buyers from that SiftMap pull.

You take the buyer off a property that looks really close to the one on Sandland and you look that individual up. One of them was Four Horseman LLC. They bought for $1.20 and they sold it for $2.31. The next one was Sunset Avenue, bought by twenty five Ventures LLC.

Then you say, hey, I've got a property for 98,000 on Sandland, I'm gonna send you the videos if this is of interest to you. It is a manual process, but it is a killer way to figure this out.

So a really easy way to figure out how to do this would be to reach out to all four of these buyers and say, hey.

Use Enformion Go when you need the signing member.

There is a tool called Enformion, Enformion Go specifically. They are a pain to work with, but the entity skip tracing is the best I have found. It is about 15ยข per lookup, and they can find the signing member and skip trace that person individually. They are in the guides, and I will post it in the Facebook group too.

Most of the time you do not need it. Throw GDP Properties LLC into Google and find the person by looking them up. Prosource is a big company, so you can just call that number.

And I they are a huge pain in the ass to work with, but they have the best entity skip tracing that I have been able to find.

Ask the agent for the top buyers in your county.

I ran this flow early this morning for you guys inside the agent system. What I asked was this. Can you find the top buyers in Knox County, Tennessee using the buyer prospecting skill inside of SiftStack.

Then I told it what to throw out. Remove all of the governmental agencies and all the iBuyers. I am looking for legitimate cash buyers that would ideally be local inside my market. I will copy that and put it in the chat as well.

Read the report the agent writes back.

The thread is so long it will not let me scroll to the very top. It does an insane amount of research. The link is right here, and I put it inside a Google Drive for you guys as well.

It comes out and says, here is every buying entity.

And this is all also programmed into SysStack, and it's also all programmed into the API so you could take both paths if you wanted to do this.

Check every column before you upload the list.

You get the last six months of purchases and the mailing address city. You get the signing member and principal of that entity, and where it found that source. Then the confidence it has in it, the business type, and what they are actually purchasing. The notes come with verified email addresses too.

It also used the APIs like SmartSkip and the tools I have combined together to skip trace these people and trestle score them. From there you upload into Sift and build out a VIP list. You could do this for way more than 25 people if you wanted to.

Prospect the buyers the same way you prospect sellers.

Come into records, clear out all this stuff, go down to load. This is how we handle the dispo prospecting side. Same thing as sellers, except we send the text from a dedicated dispo set of numbers.

GDP Properties is number two on this list, the exact same one that came off SiftMap across those four properties I looked up by hand. It also tells you what it excluded. Opendoor is an iBuyer, Amherst is a hedge fund, Rebuild is like Opendoor, and D.R. Horton and Clayton are homebuilders.

Open the dispo side of the agent.

Craig asked what the dispo actually looks like, and whether there is a layout for it. Everything in here is laid out from a dispo side too. It uses the same SMS drafting setup you already know.

You tell it you are selling a property and what the asking price is. It drafts the four SMS messages the same way, just for dispo.

So everything in here is also laid out from a dispo perspective, and it uses the SMS drafting infrastructure where you're like, I'm gonna sell this property.

Ask for four messages using the dispo preset.

Start a new session. Here is what I typed. Build out a draft of four messages using the dispo niche sequential marketing preset inside my account, for 3014 Sandlin Avenue. Our contract price is 92,000 and we are sending it out at 97,000.

It pulls all the details I combined on those comp packages and drafts the messages. When a buyer asks, I send them the comps. I say, I will send you over the Google link on the comp package, and you seem really legit.

Tag your uploaded buyers as a dispo VIP list.

This is everything from day two, except it sits inside the sequential marketing folders that are explicitly for buyers. I run it on a dispo buyers list.

So when I upload all the buyers that came off the list I just showed you, I tag them as a dispo VIP buyers list. Then I go out and prospect them.
